Bukit Panjang And Us The Twenty Years……

“Fajar? Jelapang? Segar or Senja? Lompang? Petir?” We remembered 20 years ago, when we first stepped into this “quiet and green” town called Bukit Panjang or Zhenghua, called affectionately by the BP-ians who stayed here all these years, we were a little amazed. All the Malay road names that we could not even pronounced properly, are you sure we are going to stay here? Our friends who visited had always gave us comments like “Are you staying in JB or something?”

Fast forward to today, 2016, we are still staying in Bukit Panjang! Our teenage years as we played around the Bukit Panjang Park with the big pond and hang out at Bukit Panjang Plaza after school. Our young adult days when we studied in Fajar Shopping Centre’s Mcdonalds or Greenridge Shopping Centre’s foodcourt, till now 20 years later, we set up our own family in Bukit Panjang too, sending our children to the few renowned Primary Schools such as Greenridge Primary School, Bukit Panjang Primary School, Beacon Primary and many more. Our parents still love shopping at Bangkit Wet Market, and with the recent completion of the new Market and Hawker Centre, it is a bonus to the aunties and uncles!

Do you agree once upon a time, when people mentioned Bukit Panjang, Choa Chu Kang, Jurong, everyone will be have the mindset that these locations are very secluded where nobody will want to live there. But what happened today? With this super hyped up Jurong Lake District, Jurong Innovation District, second CBD, Bukit Panjang downtown MRT line, and of course the future Tengah Town, everybody has their mind shift on setting up their homes in the Western part of Singapore.

So what is the great deal of Tengah Town and Jurong?

With the huge piece of forested land, as big as Bishan, means that this will bring in a very strong residential base, with plenty of amenities and infrastructure, schools and transport. The first batch of HDB flats is expected to be launched from 2018. Estimated to be fully developed over two decades, the town could comprise up to 42,000 new homes, with public housing making up more than 70 per cent of the units. So with this massive development, what do you think will affect the current property prices surrounding it? 

Do you want to have a first mover advantage by investing or setting up your home in the western part of Singapore when everything is still in the early phase? Or do you want to enter only when everything is well developed? By having a first mover advantage, you will be benefited by the lower entry price and more room for potential upside compare to when everything is fully developed. Property prices will have already gone up when surrounding developments boost up the demand for housing in this area.

With the new Tengah Town, HDB Chief Executive Cheong Koon Hean said that this would “completely transform the western region of Singapore”, complementing the development of Jurong Lake District, touted as Singapore’s second Central Business District. Another hot area will be the 600ha Jurong Innovation District, with its first phase slated for completion around 2022, will also falls partly within Tengah Town’s boundaries.
